In August 2017, Principals of SHIR Capital announced the sale of the Curve at River Road Apartments in San Marcos, Texas for $10.7 million, yielding a 42% IRR to investors. Principals of SHIR acquired this 116-unit property in the Fall of 2015 for approximately $4MM.

The sale is a prime example of SHIR Capital's value-add strategy: acquire underperforming properties in strong markets, execute targeted renovations, grow NOI through improved occupancy and rents, and exit at a premium.
